How We Can Help

We assist clients with all aspects of residential real estate transactions in the GTA and the surrounding areas.

Buying a Home

We represent buyers through every stage of the purchase process. Our services include reviewing the Agreement of Purchase and Sale, conducting title searches, liaising with your lender, reviewing mortgage documents, preparing the statement of adjustments, and registering the transfer on closing day. We explain each document clearly so you understand exactly what you are signing.

Selling a Home

Sellers rely on us to prepare and review the legal documents required to complete their transaction. We handle discharge of existing mortgages, preparation of closing materials, coordination with the buyer's lawyer, and the secure transfer of funds. We work to ensure your closing proceeds efficiently and on schedule.

Mortgage Refinancing

Refinancing your home involves discharging your existing mortgage and registering a new one. We review your new mortgage terms with you, explain your obligations, handle the legal paperwork, and ensure your lender's requirements are met. Whether you are seeking a better rate, accessing equity, or consolidating debt, we guide you through the process.

Title Transfers

Title transfers change the registered ownership of a property. Common reasons include adding or removing a spouse, transferring property to a family member, or restructuring ownership for estate planning purposes. We advise on the legal and financial implications of a transfer and handle all necessary documentation and registration.

The Residential Closing Process

A real estate closing involves a coordinated exchange of documents, funds, and keys. We manage all aspects of the closing process on your behalf — from reviewing documents in advance to registering the transfer and mortgage on closing day. Our goal is a smooth, on-time close with no surprises.

Frequently Asked Questions

Answers to common questions about real estate transactions. Contact us for guidance specific to your situation.

In most Canadian provinces, a real estate lawyer is required to complete a property transaction. A lawyer conducts the title search, reviews all documents, handles the exchange of funds, and registers the transfer of ownership. Having a lawyer protects your interests throughout the transaction.

Ideally, you should contact a real estate lawyer as soon as your offer is accepted — or even before you make an offer if you have questions. This allows enough time to review the agreement and complete all required steps before the closing date. Providing at least a few weeks notice is helpful.

We review the Agreement of Purchase and Sale, conduct a title search to ensure the property has clear title, examine any existing mortgages, liens, or encumbrances on the property, review the mortgage commitment and instructions from your lender, prepare the statement of adjustments, and register all documents on closing day.

Title insurance is a policy that protects homeowners and lenders against losses from title-related issues, such as fraud, survey errors, or undisclosed encumbrances. Most lenders require it. We can explain the options available and whether title insurance is appropriate for your transaction.

Closing costs are expenses in addition to the purchase price. They may include land transfer tax, legal fees, title insurance premiums, property tax adjustments, and registration fees. We will provide a clear estimate of your anticipated closing costs well before the closing date so there are no surprises.
